Bayroc Real Estate

Bayroc is a gated beachfront community on Cable Beach, one of the most established and sought after addresses in Nassau. Spread across seven landscaped acres with its own stretch of white sand, Bayroc offers a quieter, more residential alternative to the resort corridor around it, without giving up walkable access to everything Cable Beach has to offer.

About Bayroc

Bayroc is made up of four low rise residential towers: Beach Tower, Bay Tower, Roc Tower, and Coral Manor, totaling around 55 residences. Beach Tower sits closest to the water and consistently offers the best ocean views in the community. Most units, sometimes listed as apartments or condominiums depending on the source, run three bedrooms and three bathrooms, roughly 2,300 to 2,400 square feet, though larger combined layouts exist within the complex as well.

Life at Bayroc

Bayroc has a genuinely different pace than much of Cable Beach. Residents describe it as quiet, slow, and notably sophisticated for the area, with an airy, unhurried feel that comes from the seven acres of lush landscaped grounds and a private corner of some of the most coveted water and sand on the beach. The resident mix leans toward retirees, local business owners, and second home buyers rather than short term visitors, which shapes the community’s calm, settled character.

Amenities include a resort pool and pool pavilion, tennis courts, a fitness center, a barbecue area, on site management, and 24 hour manned security behind the gates.

Location and Walkability

Bayroc’s location is one of its strongest advantages. Step outside the gates and you’re within walking distance of supermarkets, restaurants, liquor stores, pharmacies, shopping, dental and eye care offices, and spas, along with Baha Mar and Sandals just minutes away. Few gated communities on Cable Beach offer this combination of privacy and genuine day to day convenience.

Bayroc Pricing and Availability

Bayroc’s inventory is genuinely limited, which is part of what makes it exclusive rather than a drawback. Recent sale listings have ranged from $1,500,000 for a three bedroom unit in Beach Tower to $3,500,000 for a rare, combined five bedroom residence, one of the largest floor plans in the complex. Long term rentals are also occasionally available, typically in the $6,500 to $6,800 per month range for a three bedroom, three bathroom unit. Because so few units change hands in a given year, working with an agent who tracks Bayroc specifically matters more here than in a larger community.

Investing in Bayroc

Purchases at $1,000,000 or more qualify for Bahamas Permanent Residency, a real consideration given Bayroc’s typical price point. Standard Bahamas closing costs apply: 10% VAT on the conveyance and legal fees around 2.5% of the purchase price.

Why Work With Pitt Property Group

Similar Communities on Cable Beach

Buyers considering Bayroc usually weigh it against the other condominium communities along the same beachfront. Goldwynn Residences is the most prominent of the newer developments, with direct beach access and resort style amenities. Aqualina is a smaller boutique building on the same stretch. Rosewood Residences brings branded residences to Cable Beach, while One Cable Beach, Rawson Court, and Carefree fill out the more established end of the corridor.
